Prior to employment with IPL, Arnie was Vice President of Commercial Real Estate Lending for Pacific
Thrift and Loan, and he was a principal of United Commercial Credit Industries (UCCI). Previously he
held the position of Vice President/Sales Manager and assisted in the training and development of the
marketing staff while employed with Foothill Thrift & Loan / Foothill Capital Corporation for 9 years.
Mr. Garfinkel has been a featured speaker for various organizations, including - California Association of
Mortgage Brokers, National Association of Mortgage Brokers, California Mortgage Bankers Association,
Building Industry Association, American Industrial Realtors Association, R.I.A.O.C., and Crittenden
to name a few. Arnie produces many events for other organizations including the Soulland Regional
Association of Realtors, Long Beach Commercial Real Estate Council and the California Lodging
Investment Conference aka [CLIC].
He is past president of the Tarzana Chapter of Toastmasters International and served as a Board of
Director and Vice President of the Southern California Chapter of the Florida State University Alumni

He served 19 years in the Inglewood Police Department rising to the rank of Deputy Chief, 15 years as the Chief of Police for the City of Santa Monica, and 5 years as an assistant general manager for Los AngelesWorld Airports in charge of Public Safety and Counterterrorism; taking LAX to a NUMBER 1 ranking nationwide by the TSA in 2009.
In 2011 he negotiated with Madison Square Garden to renovate the Forum. In 2016, the Forum became the #1 concert venue in California. He secured the reinstatement of the federally defunded Residential Sound Insulation Program by obtaining over $100 million in grant funding. Inglewood now operates the number one Residential Sound Insulation Program in the country.
On November 4, 2014, James T. Butts was re-elected Mayor of Inglewood with over 83% of the votes cast—the highest margin of victory in Inglewood electoral history.
In 2015 & 2016 & 2018 he was named one of the 500 most influential leaders in LA County by the Los Angeles Business Journal. His business expertise prevented bankruptcy, by reducing a structural deficit and various unfunded liabilities. Mayor Butts negotiated the return of the NFL to Southern California. Both the Rams and Chargers will play home games in Inglewood by the 2020 season.
In June of 2017, he led the City to open negotiations with the Los Angeles Clippers with the mutual intent of relocating the Clippers to Inglewood into a cutting edge NBA arena. On September 30, 2018, Governor Jerry Brown signed Assembly Bill 987; this law establishes new environmental protection standards that will provide the new LA Clippers arena project with streamlining relief. The Girl Scouts of Greater Los Angeles have relocated to Inglewood in 2019.
On November 4, 2018, Mayor James Butts, Jr. was re-elected to his third term as Mayor. In 2022 the LA Philharmonic will relocate its Youth Orchestra Program (YOLA) to Inglewood. In 2022, the Super bowl will be held in Inglewood, in 2023 the NCAA Championship Bowl game will take place in Inglewood, by 2024 it is expected the Clippers will open a state of the art NBA arena here and finally in 2028, the Olympic Games will open in Inglewood California.

Ryan started his career in commercial real estate in 2002, working in Escrow. Since then, he has exceled in various positions within the Title Insurance and Escrow industries. He is always a perpetual student of our economy, and holds Series 6,7, 63, 65, 66 Securities licenses along with Life and Health Insurance sales licenses. Currently licensed in real estate sales, Ryan is well versed in both commercial and residential contracts. After successfully helping a multi-million dollar start-up company flourish, he eventually negotiated the acquisition of his company.
He currently serves on the Board of Directors for Boys Hope Girls Hope, and is very proud of his twelve years of service to this very worthy cause. As a result of being a certified non-profit manager, he has financially assisted with the finances of this tax-exempt organization, and is responsible for raising approximately $3.6 million in donations since 2002.
Ms. Ollendorff has over 20 years of experience in underwriting and is regarded as an expert in underwriting community development projects. Prior to working for Clearinghouse CDFI, Ms. Ollendorff had many years of experience in upper management for several mortgage companies.

Mr. Paulsen joined Cushman & Wakefield in 2017 as Managing Principal, responsible for the Company’s Orange County and Inland Empire offices. His responsibilities include oversight of approximately 150 employees in 6 different customer service lines consisting of Agency Leasing, Capital Markets, Property Management, Appraisal, Global Occupier Services, and Project and Development Services.
In 2016, Mr. Paulsen returned to Auction.com, re-branded Ten-X Commercial, as Executive Managing Director, responsible for the 65-member Business Development team. He left the Company upon its sale to Thomas H. Lee, a private equity firm out of Boston in 2017.
From 2011 to 2015, Mr. Paulsen was engaged as Co-Chief Executive Officer to form Auction. com Commercial, an entity focused on transacting third party, non-performing loan and commercial asset sales utilizing an online based auction platform. Mr. Paulsen sat on the Board, with responsibilities including all aspects of forming a semi-startup venture from mission statements through business plans and forecasting. In addition, Mr. Paulsen was President of Rockwood Real Estate Advisors, an in-house, boutique investment sales brokerage firm.
From 2000 to 2011, Mr. Paulsen was Vice President-Acquisitions/Dispositions for LNR Property Corp with the responsibilities of acquisitions and dispositions nationwide, sourcing transactions, underwriting cash flows, performing due diligence, and closings. In this capacity, Mr. Paulsen sat on the Investment Committee and oversaw all acquisition/ disposition financial underwriting, the LNR Marketing Group and related analysts and administrative staff. In his 10+ years at LNR, Mr. Paulsen was involved in the acquisition or disposition of over $3 B in commercial real estate.

Roy’s previous experience includes formal credit underwriting training and working as Credit Analyst and Treasury Management Consultant for commercial banking. He holds the Certified Treasury Professional (CTP) cash management designation. He has a degree in International Business and certified in business Spanish.
